Mold Inspection Pricing: What’s Involved in Pricing a Mold Inspection
Every week I get an email from my website contact form that goes something like this:
How much do you charge to perform a mold inspection for my home?
While that is a very common question and everyone wants to know pricing for my services, the answer is dependent on many factors and conditions. If a customer has called several mold inspectors they might have gotten a very wide range of pricing, anywhere from $75.00 for an air sample, $250.00 for 2 indoor air samples and 1 outdoor air sample or upwards of $3000.00 for a full blown indoor air quality and surface analysis of a building that includes air and surface sampling for mold and bacteria, VOC samples, and testing for allergens and mycotoxins.
Let’s talk about the single sample first. I always use the analogy of going to a doctor and saying,
“take my temperature and tell me everything that could be wrong with me”
If you do this, the doctor is going to tell you that it is not done that way and a full diagnosis is going to include many different tests and samples with the proper analysis of all of the findings to come up with the right conclusions that will lead to the proper treatment for what is found. So in other words, he is going to take some blood, check your heart, have you run on a treadmill, check blood pressure and a lot of other tests and questions to get the full picture of your health.
Advanced Air Quality Services takes the approach of making sure we take enough samples and do a thorough enough inspection of the building to properly diagnose any issues that might be affecting your indoor environment. This includes taking several air samples for mold and bacteria, taking at least 6 swab samples for mold and bacteria, taking air samples for VOCs(volatile organic compounds) as well as onsite testing for temperature, humidity, particulate matter, carbon dioxide, carbon monoxide and moisture meter readings along with a visual inspection of the property. Some of the samples are sent to an independent third party lab for analysis and some of the readings are performed on the professional grade equipment that I carry on my truck. Included in my pricing is all of the materials and equipment needed to perform the testing, all postage to the labs, all lab fees lab reports and my report with all findings and recommendations and any consultation and follow up to make sure you have a full understanding of the results and the next steps to make your indoor environment cleaner, safer and healthier.
The factors that will determine pricing for your inspection and testing are:
Size of the building- square feet and layout
Number of HVAC systems and zones for heating and air conditioning- each HVAC zone should be treated as it’s own area and should be tested separately
Attics and crawlspaces
Location – South Central PA is my primary service area but I will travel as far needed to serve my clients, travel charges may apply
What tests are performed- some testing is only for one room or a couple of surfaces- this is for post remediation verification and is not very common
Timing – weekends and rush orders for the lab will affect the pricing
When a potential client calls my office to discuss their project, a thorough interview is done with questions about the building, building history, current conditions and any other information that will help me price and schedule the inspection properly, so the person who knows the most about the situation is always the best person to call me.
My goal is to make the process as convenient as possible while saving you time- you only need to call one person to handle all of the testing and inspections needed and I will handle all of the correspondence with the labs and shipping. I provide packaged pricing to include everything so there are no postage or extra lab fees for the client and I provide peace of mind to the client because they know that they are dealing with someone who has been in the IAQ business for over 20 years and has all of the training and certifications to do the job correctly.
Basic Pricing:
Whole home IAQ evaluation - $1200.00*
Includes at least 8 air and surface samples for mold and bacteria, VOC samples, visual inspection, moisture meter readings, CO2 and CO readings, particulate readings, relative humidity and temperature readings, postage, lab fees and reports, one HVAC zone
Post remediation verification testing - $600.00 and up*
VOC testing (each sample) - $350.00*
Mycotoxin testing (each sample) - $450.00*
Chemical testing- depends on the chemical - $700.00 and up*
*Extra travel time, multiple HVAC zones and other special circumstances will affect pricing
